The homes
A walkable neighborhood, built in two waves
Inspirada opened in early 2007 and was presented as Nevada's first community planned on New Urbanism ideas: walkable streets, parks close to every home, and houses set near the street with garages set back or behind, many with front porches. Lenders pushed the project into bankruptcy in 2011, and building picked up again by 2014. So homes range from first-wave plans to recent builds.

What we plan for
Window frame colors are set
Inspirada's 2019 design review guidelines list white, bone, taupe or tan window frames and do not permit black, brown or bronze. A new patio slider must match the other windows, including mullions. If you love black steel-look frames, we bring that feel inside through hardware, lighting or a glass shower screen instead, and you check the current guidelines with your HOA.
Each home has a style sheet
The guidelines tie exterior changes to each home's approved architectural style, such as Spanish Colonial, and require written approval for anything visible from outside. Interiors are freer. We can echo your home's style inside or take a quieter direction, and we flag any exterior item for your HOA submittal.
Making a builder plan feel personal
Many Inspirada homes are recent, so the layout often works and the finishes feel standard. Here design usually centers on materials, storage, lighting and a better island rather than moving walls. That keeps the budget focused on what you touch and see every day.

Inspirada design questions
Do you install or remodel kitchens in Inspirada?
No. We are a design studio and do not perform construction. We deliver the layout, selections, lighting plan and 3D renderings, and your own licensed contractor prices and builds it. Check any contractor's license with the Nevada State Contractors Board at nscb.nv.gov.
Does my HOA need to approve a new kitchen?
Inspirada's guidelines require written approval for changes visible from outside the home. Interior-only work is usually outside that scope, but check your community's design review guidelines before anything that changes windows, doors or the exterior.
Where do we meet?
The $450 design consultation runs 90 minutes at your Inspirada home or our studio at 3111 South Valley View Boulevard, by appointment. We LiDAR scan the space and talk through style and budget. The fee is credited toward your design project.
Inspirada is about 16 miles from our Valley View studio, roughly 25 minutes without heavy traffic. Studio: 3111 South Valley View Boulevard, Unit J-101, by appointment.
