The homes
A planned community at the valley's south end
Southern Highlands is a planned community in Enterprise, an unincorporated town in Clark County at the southern end of the valley. Development began in 1996 under the name Olympic Highlands, which changed to Southern Highlands in 1998. At its heart is the Southern Highlands Golf Club, a private, guard-gated enclave in the southwest foothills planted with more than 17,000 trees, including the Estates section of large custom homes.

What we plan for
Two layers of review
The Southern Highlands Community Association's design manual notes that homes in a sub-association may need that sub-association's approval too, that its criteria can be stricter, and that the master association does not forward applications. So check both sets of design review guidelines before any exterior change.
Matching windows
The master design manual says any window added to a house must match the existing frame type, color and material, and needs architectural review first. It allows white, bronze or earth-tone frames. If your new kitchen wants a window over the sink, we flag it early so your contractor can plan the approval.
Review covers looks, not structure
The manual says the reviewer judges only visible size, color, location and materials, not structural safety or code, and that owners get their own permits, including from the County. Your contractor, and an engineer where needed, handles that side. Our package shows what the finished room should look like and why.
Old-world or current, by choice
The design manual encourages arched and stacked windows and mentions Tuscan-style wrought iron. If your home has that character, we can design a kitchen that respects it, or bring in a calmer, more current feel that still suits the architecture.

Do you do the construction too?
No. We are a design studio and do not perform construction. We create the layout, selections, lighting plan and 3D renderings, and your own licensed contractor prices and builds it. You can check any contractor's license with the Nevada State Contractors Board at nscb.nv.gov.
Is Southern Highlands in the City of Las Vegas?
No. It sits in Enterprise, an unincorporated town in Clark County, even though mailing addresses say Las Vegas. That matters for permits, which your contractor pulls with the right agency. We design the space either way.
Can you come to our home in the Golf Club?
Yes. The $450 design consultation is 90 minutes at your home or our studio on South Valley View Boulevard, by appointment. Let the gate know we are coming. The fee is credited toward your design project.
The Southern Highlands Golf Club is about 13 miles from our Valley View studio, roughly 20 minutes without heavy traffic. Studio: 3111 South Valley View Boulevard, Unit J-101, by appointment.
